Make sure that your outdoor living space, is groomed, clean, and looks inviting. Buyers like to picture having a fun evening in the backyard. Try power washing your deck/patio, pulling weeds, keeping the lawn mowed, and even planting flowers.

Cobb County Ranks Highest in Greatest Growth of Combined Home Sales Prices

According to a recent poll conducted by SmartNumbers, the zip code of 30157 in Cobb County was ranked the highest for growth in combined home sales prices. The 2007 median home sale price for Cobb County homes was $187,000 and in 2008 the median home sale priced jumped up to $263,925. That's a 41.4% change in price! Wow! That is some great news for Cobb County sellers and for other metro Atlanta counties who were included in the study. 30024 of Fulton County was also among the top ranking. Their combined home sale price increased 17.86% from 2007 to 2008. Among the other counties included were: Dekalb, Gwinnett, Carrol, Bartow, Forsyth, and Hall. A great first step is a successful open house. The beds are made, the house is tidied and the floors are so clean they practically shine – you are ready to go!

So, is there anything else you can do to make your open house the most talked about one in the neighborhood?

You bet!

Brighten it up. The easiest way to brighten up your home is to open the window blinds and curtains. Natural light immediately adds a feeling of openness and space, and is warm and inviting. Turn on the lights in every room, so that buyers immediately feel welcome the moment they step into the home. A lit room always leaves a better impression on a buyer than a dark one, so turn the lights on before your open house!

Add immediate ambience with a lit fireplace or candles. A crackling fire is always a hit among potential buyers, as are lit candles on the dining room table, the living room mantel or the entryway table. However, never leave lit candles unattended, so don’t begin lighting them until your real estate agent has arrived.

Bring in fresh flowers and brighten up any space! Indulge in a few bundles of inexpensive,fresh flowers from your local florist, or head to the backyard and use your own greenery to create an instant bouquet! With 2008 being an almost total buyers market, 2009 is being predicted to boost both sellers and buyers. Matthew Gardner, a principal in Gardner Johnson, was featured in a recent article done by the Seattle Times News Paper. Gardner said that in order to have a boosting real estate turn around, there will need to be a "strong local economy and lower mortgage-interest rates coupled with good mortgage availability." The article also mentions a possible housing stimulus check that will contribute to improving the real estate market. All of these factors should get the market back on track and eventually, back to normal!

It should flow well
